Buyer or Senior / Buyer required for excellent opportunity with North Kent based Developer |Circa £55k plus package

Our client is a South Easy based Developer with a long history of delivering both large and small new build housing projects from one on large multi roomed houses in affluent areas of the South through to developments of multi unit projects of 200 plus houses and apartments.

Due to continued growth the team are looking for a Buyer/ Senior Buyer reporting directly into the Commercial Director and Build Director and working alongside the commercial and build teams.

You will be responsible for:

* Ensure materials are delivered to sites in line with site programmes and specification, and are purchased at competitive prices.

* Maintain a library of standard house type material schedules.

* Produce site specific material schedules and process material orders.

* Monitor material order values against budget values and address large variations with the Regional Commercial Manager

* Negotiate bulk price agreements and ensure competitive quotations are obtained for materials not covered by bulk agreements.

* Continually monitor price agreements to ensure they always remain competitive.

* Continually monitor supplier performance and hold regular meetings with main suppliers.

* Process site purchase orders for replacement materials and produce monthly reports detailing expenditure.

* Continually research new products.

* Ensure the invoice checking procedure is being carried out and where necessary negotiate credits.

* Monitor the goods received sheets and liaise with build and site managers to ensure correct completion procedures are maintained.

* Continually monitor material lead times, keeping build and site managers informed, instigate forward material allocation when necessary.

* Manage site call-offs and carry out regular stock takes to ensure site stocks remain cost effective.

* Manage all amendments to specification as and when required. Sub-Contract Purchasing

* Ensure labour and material sub-contractors are procured within the agreed programme and to within budgetary levels.

* Ensure the sub-contractor database is kept up to date

Candidate will need:

* At least 4/5 years of experience either as a developer or contractor as a materials buyer

* A good understanding or building regulations and legal obligations

* A good knowledge or construction methods and materials

* Excellent communication skills

* Strong mathematical and IT ability

* Ability to assess and analyse information

* Good understanding of budget management

* Negotiating and networking skills
