Residential Caretaker (Live in)

Residential Caretaker - Live in (accommodation/Bills provided) - Permanent London (SW16)

Are you a proven residential caretaker looking for a new role with accommodation?

Are you hands on, professional and customer focused?

Our leading Facilities Management client has a new and exciting opportunity for a live in residential caretaker to work at a high end prestige development in SW London on a permanent basis.



* Immediate start available
* Paid on site accommodation and bills (x2 Bed apprtment)
* £18k-£20k basic (depending on experience)
* Excellent working conditions
* Monday - Friday 8am - 5:30pm M-F and Saturday 8am-1pm

Duties:



* Overseeing the day to day running of the building i.e. dealing with the post, papers, deliveries and contact with third parties
* Understanding the various systems within the building i.e. heating & hot water, water tanks
* Daily inspection of the boiler plant to ensure no warning lights are on and report to the managing agent/relevant contractor where necessary.
* Accepting small parcels and deliveries, notifying residents once they are received / Large deliveries only to be received by prior agreement and access
* Holding keys for flats, for resident and Ensuring a visible presence on site.
* Ensuring anyone trespassing on the site is asked to leave or the police contacted
* Attending to general small maintenance tasks within the common parts of the buildings and grounds and a daily litter pick of the grounds.
* Arranging for any dumped items of rubbish to be removed.
* Venting of lessees communal system radiators where necessary.
* Changing of light bulbs throughout the common parts and grounds within Health & Safety requirements.
* Graffiti removal as required.
* To be on call during the evening and weekends to deal with emergencies on site.
* The Caretaker must ensure that the front doors, ironmongery and names plates are cleaned regularly.
* The entrance halls should be cleaned every day using a vacuum cleaner.
* All skirting boards, window cills, dado rails and banisters should be cleaned at least once a week
* All fire extinguishers to be dusted once a week.
* Removal of all flyers from communal entrances on a daily basis
* Ensuring that the bin room and bins are kept clean and tidy at all times
* Liaising with the local authority to ensure that the rubbish/recycling removal takes place as scheduled.
* External paths should be swept regularly to keep clear.
* Ensuring any items left in the common parts are removed by residents.
* Distributing communications from the Managing Agent & Residents Association as required.
* Placing notices on site as required.
* Gardening duties - As appropriate to the season and plants, grassed areas should be regularly trimmed as per the requirements of the season.
* The edging should be defined on the boarders.
* All low level shrubs, bushes and hedges should be regularly trimmed/pruned as required
* All beds should be weeded at regular intervals.
* Leaf litter to be removed as it falls.

Experience Needed:



* Proven residential caretaker experience
* Proven general fix experience
* Basic Gardening and grounds experience
* Immediate or short notice
* DBS checked or willing to have one conducted
* H&S aware
* Professional, motivated and customer focused
