Role: Mechanical Supervisor (On the tools)

Location: West Yorkshire (Two high profile Commercial Contracts)

Reporting into: Operations Manager

A well established Construction and Facilities Maintenance provider based in Leeds require a Mechanical Supervisor to join them working on two high profile FM contracts.

The client:

Delivers reactive and planned facilities maintenance services across the UK. This company also provides soft and hard FM solutions, as well as carrying out minor works and projects.

Providing services to clients across a broad range of market sectors, including industrial and manufacturing operations, social housing, financial services, retail and leisure, commercial, industrial, education, health and care.

They have built up a well-respected reputation based on trust and openness, working with high-profile clients such as Technip, Virgin Money and the University of Leeds to keep their built environment functioning.

Aim of Position:

* Responsible for the mechanical maintenance, operation and repair of services on the contracts.
* Completion of planned preventative and reactive maintenance activities for all plant and equipment.
* Responsible for the day to day monitoring of controls / systems.

Main Responsibilities:

* Responsible for a number of systems including but not limited to the following - controls/ BMS, fire systems, AHU's, motors, pumps, inverters, boilers, chillers, pressurisation units, water booster sets, CCTV/ security systems, general power and lighting.
* Managing on site the facilities team and third party sub-contractors ensuring they complete tasks on time and safely to required standards.
* Providing an element of cost, programme, safety and build ability advice on proposed maintenance and capital improvement works.
* Adherence to all Statutory Standards and Regulations.
* Supervising and coordinating mechanical sub contractors.
* Responding to maintenance requests and planned preventative maintenance activities for plant and equipment using the CAFM system.
* Responsible for ensuring that all staff and subcontractors' response and rectification times are met and repairs are undertaken diligently, with due care and without undue delay.
* Follow up corrective actions and implement countermeasures to minimise reoccurrence of faults.
* Responsible for all equipment and facilities breakdowns, corrective actions and counter-measures.
* Ensuring relevant maintenance parts are sourced and reported in a timely manner to minimise disruption.
* Maintain effective Health and Safety systems, including completion of risk assessments and method statements and tool box talks where appropriate General Responsibilities.
* To undertake any other duties, relevant to your skills, which may from time to time be deemed necessary.
* Take all possible steps to ensure a safe working environment for yourself and others.

Skills and Attributes:

* Formal technical education in mechanical discipline to a minimum of City & Guilds / SVQ level 3 or equivalent - Air conditioning and Refrigeration, F-Gas or Commercial Gas Tickets.
* A minimum of at least 5 years relevant post apprenticeship experience in an FM or building services maintenance position.
* Knowledge of building services, i.e.: LPHW systems, CWS systems, VAV's, Fan coil Units, fire alarm systems (for testing purposes), AHU's, boilers first fix etc.
* Understanding of asset management principals and maintenance techniques.
* Experience of operating a management system i.e. ISO 9001:2000, 14001, 18001.
* A pro-active attitude.
* Excellent communication skills including verbal and the written word.
* The ability to form relationships with clients and to exceed customer expectation.
* Approachable demeanour and a demonstrable commitment to team working and leading others.
* A commitment to continuing professional development.
* Willing to partake in all building services disciplines
* DBS clearance
