Property Inspector - Croydon (based)

Are you a driven and motivated Property Inspector, who looking for a new, exciting opportunity and career progression? Do you have proven experience of the Major Works/Section 20 process, and are looking for an opportunity to grow your expertise and experience?

A leading Property Management company are in need for a driven Property Inspector to contribute positively towards their vibrant team in Croydon.

* Salary up to £32,000 (experience dependent)
* Amazing bonus structure
* 9:00am to 5:30 days (25.5 days holiday p/a)

Your duties will be;



* To prepare specifications and project manage all major/minor works that are subject to Section 20 Procedures in accordance with Landlord and Tenant Act.
* To work closely with the Team Administrator and Head of Major Works ensuring a smooth process between the issuing of the Section 20 notices and the on-site management of the project.
* To produce a specification for the required works which can be issued to the client for approval before it is sent out to tender.
* To inspect the returned tenders with the Administrator to ensure contractors have quoted as per the specification and agree a tender analysis for presentation to the client for instructions to proceed.
* To oversee the works, including a pre-start meeting and regular inspections whilst the work is being completed to ensure the Contractor is working satisfactorily to the specification and ensure they are abiding by all relevant Health & Safety legislation.
* To produce reports detailing the Project Works inspections.
* Once the works have been completed, to attend site with the Contractor and the Client and confirm any snagging issues. A snagging list will be agreed and the Contractor requested to complete before issuing a Certificate of Practical Completion.
* A Statement of Satisfaction will be signed by the Contractor, the Client and the Property Inspector.
* As well as Project Management, Preventative Property Maintenance reports (PPMs) will be requested from time to time. These reports are produced to assist Property Managers when projecting future costs for cyclical maintenance and capital expenditure on one off projects. Typically, the report will cover a period of 5 years.

If you are interested in joining their team, you first must have experience in the following;



* Professional building services and private practice experience
* Have experience in completing specifications
* Understand most aspects of building maintenance and repair and project management
* Have knowledge of all relevant legislation relating to Section 20 procedures and Health & Safety legislation
* Excellent report writing skills and IT competences
* Professional and courteous image towards clients
* Residential block property exposure (useful)
* Experience in surveying/construction
* Full UK clean driving licence + Car to travel + willingness to travel across London, Kent, and Surrey
