POST : MAJOR/MINOR WORKS PROPERTY INSPECTOR

REPORTING TO : HEAD OF MAJOR WORKS HML TECHNICAL SERVICES (TAFS)

HOURS OF EMPLOYMENT: 9.00AM - 5.30PM 25.5 days holidays per annum

PLACE OF WORK: WEST CROYDON

MAIN DUTIES AND REPONSIBILITIES To prepare specifications and project manage all major/minor works that are subject to Section 20 procedures in accordance with the Landlord and Tenant Act. 1. To work closely with the Team Administrator and Head of Major Works ensuring a smooth process between the issuing of the Section 20 notices and the on-site management of the project. 2. To produce a specification for the required works which can be issued to the client for approval before it is sent out to tender. 3. To inspect the returned tenders with the Administrator to ensure contractors have quoted as per the specification and agree a tender analysis for presentation to the client for instructions to proceed. 4. To oversee the works, including a pre-start meeting and regular inspections whilst the work is being completed to ensure the Contractor is working satisfactorily to the specification and ensure they are abiding by all relevant Health & Safety legislation. 5. To produce reports detailing the Project Works inspections. 6. Once the works have been completed, to attend site with the Contractor and the Client and confirm any snagging issues. A snagging list will be agreed and the HML PM Ltd Job Description Contractor requested to complete before issuing a Certificate of Practical Completion. 7. A Statement of Satisfaction will be signed by the Contractor, the Client and the Property Inspector. 8. As well as Project Management, Preventative Property Maintenance reports (PPMs) will be requested from time to time. These reports are produced to assist Property Managers when projecting future costs for cyclical maintenance and capital expenditure on one off projects. Typically, the report will cover a period of 5 years. The successful candidate will be required to have experience in completing specifications, most aspects of building maintenance and repair and project management. They must also have knowledge of all relevant legislation relating to Section 20 procedures and Health & Safety legislation. The successful candidate will be required to ensure that they keep up to date with any changes in legislation and will be expected to attend training courses to ensure that they continually expand their knowledge. It will also be necessary for the successful candidate to advise and guide Property Managers on the details of the specification. The administration team will generally deal with queries and liaise with Directors in response to queries raised by the Client. However, the successful candidate will liaise with the Administration Team on any queries that might need their expertise.
