The roleWorking as a project focused Building Surveyor in an established property & Development team within an Real Estate Investment Company which has traded for the last 25 years, with plans of sustained growth for the foreseeable, you will play a pivotal role in both the management, maintenance, and growth of this organisations existing assets. Covering a large commercial portfolio comprising largely office, industrial and workshop space, leased to a range of small to medium enterprises through London's zones 1-4, you will be one 12 professionals within the department, responsible for project management of a range of CAT A & B fit-out, refurbishment and development work across the diverse estate. Your role will include a broad range of project work and responsibilities including the following:Act as Project Manager on all projects, appointing competent third-party consultants and ensuring projects adhere to company standardsProject manage the design team and project ensuring the approved timescales and costs are adhered to and review designProvide a detailed schedule of works and specification, tender to contractors and review and analyse submissionsand manage the project.Become familiar with all property and estates within 6 months, learning the finishes of the units / common areas.Refurbish customer units/buildings in line with the company standards and learn the requirements in terms of services such as AC, small power, data, lighting etc. and finishes.Assist the Head of Building with the operation, refurbishment and development of the company's building stockManage procurement process and obtain financial approvals for project in accordance with all corporate governance and capex policy procedure.Ensure that contracts are in place in a timely way including main contractor JCT contracts and purchase orders for suppliers and sub consultants.Conduct regular reviews with Asset Managers and/or project teams.Attend monthly meetings with the Asset Management to review the Project Tracker; assist the Head of Building with keeping the Project Tracker up to date and accurate.Ensure compliance with Health, Safety, Environmental and Assurance regulations and Liaise with the Head of H&S in the management of essential H&S statutory compliance.Maintain records, property data, CAD files, insurance matters, contractors, consultants and suppliers' details and drawings. The rewardsIn return for your commitment and work as a Project Building Surveyor you will receive a competitive salary, starting at £55 - 60k. you will also be eligible for a discretionary bonus based on individual performance and annual company results, which have been regularly exceeding expectations. You will also have one professional subscription paid for by the company.You will be enrolled on to an attractive company pension with your employer doubling your contribution, starting with a 3% employee contribution and 6% employer. After a year you can increase this to 5% / 10% employee / employer contribution.On completion of your 6 month probation you will be eligible for the company's private medical scheme. You can also enrol on the company share-save scheme enabling you to purchase shares in the company up to £500 per month for 3-5 years. The company provides a life insurance / death in service scheme which is 4 x your annual salary, in the event of death in service of the company. In addition to this you will be enrolled on the personal accidental scheme which provides you with 66% salary up to 104 weeks for temporary disablement, with 3 x annual salary payable in the event of permanent disablement.You annual leave entitlement will be 25 days per annum + bank holidays, with your allowance increasing by 1 day a year up to 5 years with the business. on top of this, you will receive an extra day off to celebrate your birthday.
