Job Title: Experienced Quantity Surveyor (Facades)
Location: Central Belt, Scotland
We are looking for a leading specialist Facade Contractor with a strong reputation for delivering high-quality, innovative, and complex facade solutions for residential, commercial, and public sector projects across the UK. With a robust pipeline of exciting developments across the Central Belt, they are looking to expand our talented commercial team.
The Opportunity: They are seeking an experienced and highly motivated Quantity Surveyor to join the commercial team, focusing specifically on facade projects. Key Duties and Responsibilities:
- Cost Management: Prepare, analyse, and present detailed cost plans, budgets, and cash flow forecasts specific to facade packages. Monitor and control project costs, identifying and reporting on variations and potential risks unique to facade installations (e.g., material fluctuations, complex detailing, access requirements).
- Procurement & Tendering (Facades): Lead the procurement process for specialist facade subcontractors, material suppliers (e.g., curtain walling, rainscreen cladding, glazing, brick slips, render systems), and associated plant hire. This includes preparing detailed tender documents specific to facade works, analysing bids, and negotiating competitive contracts with a deep understanding of facade methodologies and market rates.
- Contract Administration: Administer construction contracts related to facade packages, including preparing and issuing contractual notices, valuations, and payment certificates. Manage and resolve contractual disputes specific to facade installations.
- Valuations & Payments: Conduct regular valuations of facade work completed, prepare and submit interim and final payment applications for facade packages, ensuring timely receipt of payments.
- Risk Management (Facades): Identify, assess, and mitigate commercial risks associated with facade projects, including design complexities, material lead times, installation challenges, and compliance with facade regulations. Develop strategies to minimise exposure and maximise profitability.
- Reporting: Produce accurate and timely commercial reports, including cost value reconciliations, forecasts, and profitability analyses for facade projects for senior management.
- Stakeholder Liaison: Develop and maintain strong working relationships with main contractors, architects, facade consultants, subcontractors, suppliers, and internal teams (including design, operations, and finance) to ensure seamless project delivery.
- Variation Management (Facades): Assess, negotiate, and agree on the commercial impact of variations and changes to the facade scope of works, including understanding the implications of design changes or unforeseen site conditions.
- Subcontractor Management: Effectively manage subcontractor accounts for facade installations from initial enquiry through to final account agreement, ensuring quality and commercial adherence.
- Compliance: Ensure all commercial activities comply with relevant legislation, company policies, and industry best practices specific to facade construction.
About You:
- Proven experience as a Quantity Surveyor within the construction sector.
- Degree qualified in Quantity Surveying or a related construction discipline.
- Strong understanding of various forms of contract, particularly JCT and NEC, as applied to specialist subcontractor packages.
- Exceptional negotiation and communication skills, both written and verbal.
- Proficient in relevant industry software (e.g., MS Excel, COINS, Causeway).
- Ability to work independently and as part of a team, managing multiple facade project priorities in a fast-paced environment.
- A proactive approach to problem-solving and a commitment to continuous improvement.
- Full UK driving license.
