Quantity Surveyor (Residential Developer)
A dynamic residential developer is seeking a highly skilled and experienced freelance Quantity Surveyor to support their expanding portfolio of projects. This is an exciting opportunity for a proactive and commercially astute individual to collaborate on various stages of residential developments, from initial concept to completion.
The Role:
The successful Quantity Surveyor will be instrumental in providing expert commercial management and cost control services. Key responsibilities will include:
- Cost Planning & Estimating: Developing detailed cost plans and estimates for new residential developments.
- Procurement & Tendering: Assisting with the preparation of tender documents, evaluating bids, and leading tender negotiations with contractors and suppliers.
- Contract Administration: Providing commercial advice and support throughout the project lifecycle, including reviewing and assessing variations, and valuing interim payments.
- Cost Reporting & Analysis: Preparing accurate cost reports, identifying potential cost savings, and providing regular financial updates to the development team.
- Risk Management: Identifying and assessing commercial risks, and implementing mitigation strategies.
- Value Engineering: Proactively seeking opportunities to enhance value and optimize project costs without compromising quality.
About You:
- Proven experience as a Quantity Surveyor, with a strong background in residential development projects.
- Demonstrable expertise in all aspects of cost management, procurement, and contract administration.
- Excellent understanding of construction contracts (e.g., JCT, NEC).
- Highly analytical with exceptional attention to detail and strong numerical skills.
- Proficient in relevant industry software and cost management tools.
- Outstanding communication, negotiation, and interpersonal skills.
- Ability to work autonomously, manage multiple priorities, and deliver to deadlines.
- A relevant degree in Quantity Surveying or a related field.
- RICS qualification (or working towards) is highly desirable.
