We aren't looking for a passenger. We're looking for a driver. We need a Senior Quantity Surveyor who is ready to grab a long-term contract, mentor a hungry Assistant QS, and own the commercial lifecycle of our housing projects from the first shovel in the ground to the final account handshake.
The Role:
This isn't just about ticking boxes. You'll be the commercial engine of the project. We need someone who has "been there, done that" with major housebuilders and has the CV to prove it (we love seeing those long stints at top-tier firms).
Your Day-to-Day:
The Full Cycle: Managing everything from initial procurement and sub-contractor tender packages to monthly valuations and final accounts.
Mentorship: You'll have an AQS under your wing. We need you to pass on the secrets of the trade and help them level up.
Problem Solving: When a cost spike hits or a sub-bie goes rogue, you're the one with the cool head and the sharp pencil.
Collaboration: Working hand-in-hand with Site Managers to ensure we're building quality homes without burning the budget.

Residential Pedigree: You've spent significant time with housebuilders. You understand the pace, the margins, and the madness of residential schemes.
The "Shovel" Mindset: You aren't afraid to roll up your sleeves. You lead by example and "crack on" when the pressure is on.
Loyalty: You've got good stints under your name. You don't jump ship at the first sign of a breeze; you finish what you start.
- COINS Competency: You've used COINS in previous roles and can hit the ground running on day one.
Ambition: Even at a Senior level, you want to grow. Whether it's moving toward Commercial Management or mastering new tech, you're never "done" learning.
