Job Summary:
The Design Coordinator will play a crucial role in the successful delivery of our commercial building projects. Working closely with the Design Manager, Project Teams, and external design consultants, the Design Coordinator will be responsible for managing and coordinating all design-related activities throughout the project lifecycle, from tender to completion. This role requires a strong understanding of the construction process, excellent communication skills, and a meticulous approach to design management.
Key Duties and Responsibilities:
1. Design Management & Coordination:
- Assist in the management of the design process from project inception through to practical completion.
- Coordinate the flow of design information between the client, design team (architects, structural engineers, M&E consultants, etc.), specialist sub-contractors, and the site team.
- Ensure all design information is robust, coordinated, and clashes are resolved prior to construction.
- Monitor and track the design programme, highlighting potential delays and implementing corrective actions.
- Facilitate and attend design team meetings, ensuring actions are recorded and progressed.
- Review design drawings and specifications for buildability, compliance with client requirements, and relevant regulations.
- Manage the RFI (Request for Information) process, ensuring timely responses from the design team.
- Oversee the compilation and management of design registers and drawing issue sheets.
- Promote value engineering and alternative design solutions where appropriate, without compromising quality or performance.
2. Tender & Pre-Construction Phase:
- Support the bid team with design-related aspects during the tender process.
- Assist in the appointment of design consultants and specialist subcontractors.
- Review tender designs for completeness and identify any risks or opportunities.
- Contribute to the development of the contractor's proposals and design responsibility matrix.
3. Construction Phase:
- Act as the primary point of contact for design queries from the site team.
- Ensure the site team has access to the most up-to-date design information.
- Manage the technical submission and approval process for specialist contractor designs.
- Monitor and review design changes, assessing their impact on programme and cost.
- Proactively identify and resolve design issues that arise on site, coordinating with relevant parties.
- Assist in the coordination of commissioning and testing requirements related to design.
4. Quality & Compliance:
- Ensure designs comply with all relevant building regulations, British Standards, and industry best practices.
- Promote and uphold high standards of design quality throughout the project.
- Assist in the compilation of O&M manuals and handover documentation.
5. Communication & Collaboration:
- Foster strong working relationships with clients, design consultants, subcontractors, and internal project teams.
- Communicate effectively and professionally at all levels.
- Contribute to a positive and collaborative project environment.
Candidate Requirements:
- Experience:
- Proven experience working on commercial building projects is essential.
- Demonstrable understanding of the full construction lifecycle.
- Qualifications:
- Degree or HNC/HND in Construction Management, Architecture, Structural Engineering, or a related discipline.
- Skills & Knowledge:
- Strong understanding of building regulations, planning processes, and industry standards.
- Proficient in reading and interpreting architectural, structural, and M&E drawings.
- Excellent communication (written and verbal) and interpersonal skills.
- Highly organised with meticulous attention to detail.
- Ability to manage multiple tasks and priorities effectively in a fast-paced environment.
- Strong problem-solving abilities and a proactive approach.
- Proficiency in Microsoft Office Suite (Word, Excel, Outlook, PowerPoint).
- Familiarity with Common Data Environments (CDEs) and document management systems (e.g., Viewpoint for Projects, Aconex) is highly desirable.
- Knowledge of BIM (Building Information Modelling) processes and software (e.g., Revit, Navisworks) is an advantage.
