Our client is a leading National Contractor seeking an experienced professional to join the growing team, focusing on schemes from initial client concept through to completion.
This role is critical to continued project success, acting as the primary link between clients, external design teams, and internal project delivery and commercial teams. You'll ensure designs are buildable, cost-effective, and meet the client's brief and technical specifications.
Key Responsibilities & Duties đź“‹
The successful candidate will be predominantly working through the RIBA Stages 4 to 6 of the project lifecycle.
Design Management & Coordination:
Design Ownership: Take ownership of the design process from the initial brief through to practical completion, primarily focusing on fit-out schemes.
Technical Compliance: Rigorously check and review drawings and specifications produced by external consultants (architects, structural engineers, M&E consultants) to ensure they are fully coordinated, compliant with statutory requirements (Building Regulations, Planning Conditions), and meet the buildability standards of the contractor.
External Liaison: Manage the relationship and workflow with external design sources, ensuring they deliver information on time and to the required quality.
Internal Coordination: Serve as the key communication channel between the design team and the internal construction/site teams to resolve design queries efficiently and prevent delays.
Client & Commercial Focus:
Client Engagement: Work closely with clients and their representatives (Project Managers/End Users) to interpret the project brief, manage expectations, and ensure the final design aligns with their vision and operational needs.
Cost Management Integration: Collaborate effectively with the costing/commercial team (Quantity Surveyors) to review design proposals, manage value engineering exercises, and ensure the design remains within the project budget while maintaining quality standards.
Risk Mitigation: Proactively identify design risks, program risks, and technical issues, developing and implementing mitigation strategies.
Information Flow: Establish and maintain robust document control procedures for all design-related information.
Desired Experience and Qualifications
Proven experience as a Design Manager working with a main contractor, with a strong focus on fit-out and refurbishment projects.
Deep understanding of the RIBA Plan of Work, particularly Stages 4-6.
Excellent technical knowledge of construction methods, materials, and detailing relevant to commercial interiors.
Exceptional client-facing and communication skills, with the ability to manage complex relationships and present technical information clearly.
A relevant qualification in Construction, Architecture, Engineering, or a related field.
