The Role: Property Manager
- Hours: 9:00 AM - 5:30 PM
- Holidays: 25 days per annum
- Pay: Competitive with experience
Key Responsibilities will include:
Property Management:
- Managing a portfolio in accordance with RICS Codes of Practice and ARMA rules.
- Proactively managing properties in line with management agreements/SLAs and company targets.
- Dealing with leaseholder enquiries and responding to correspondence/emails from Directors, lessees, and tenants.
- Attending resident AGMs and Directors' meetings, issuing minutes, and actioning follow-ups.
- Addressing lease breaches (e.g., noise, satellite dishes, untaxed vehicles, pets)
Inspections:
- Ensuring regular property inspections by Health and Safety inspectors and actioning points raised.
- Arranging meetings and inspections for all managed properties.
- Ensuring necessary service contracts and annual inspections are in place.
Maintenance:
- Contacting contractors, issuing work orders, and monitoring performance.
- Managing keys securely and updating the Approved Contractors List.
- Preparing specifications for cleaning, gardening, and window cleaning, issuing tenders, and appointing contractors.
About You:
We're looking for someone with:
- A good understanding of Residential Property Management and current legislation.
- Well-developed interpersonal and oral communication skills.
- A customer-focused approach with excellent interpersonal skills.
- The ability to work on your own initiative.
- Good literacy and numerical skills.
- Diplomacy and a calm approach.
- The ability to prioritise workload and work under pressure.
