This is an outstanding opportunity to take the lead on the pre-construction phase of high-profile commercial interior projects across London. Key Responsibilities:
- Lead and manage the entire pre-construction process for multiple complex commercial fit-out projects.
- Develop comprehensive, accurate, and competitive cost analyses (CSAs) and tender submissions.
- Work collaboratively with design, estimating, and project teams to ensure seamless coordination and cost alignment from client appointment.
- Source and analyse tender returns, ensuring competitive rates and compliance.
- Act as the primary point of contact for client pre-construction queries, providing detailed reports and supporting documentation.
- Prepare and negotiate Pre-Construction Service Agreements (PCSA) and Letters of Intent (LOI).
- Oversee design coordination, including liaison with landlord incumbent contractors and client direct suppliers.
- Develop robust pre-construction and construction programmes, highlighting key dates and procurement schedules.
- Identify and mitigate risks, developing value engineering proposals and viable alternatives.
- Lead and mentor a high-performing pre-construction team.
- Contribute to bid presentations and act as the expert on cost, technical design, and programme.
What you'll bring:
- Extensive proven experience as a Senior Pre-Construction Manager within the commercial Design & Build (D&B) fit-out sector.
- A strong understanding of the entire project lifecycle, from initial concept through to successful completion.
- Exceptional commercial acumen with a track record of successfully managing pre-construction budgets and complex tender processes.
- Outstanding communication, presentation, and negotiation skills, with the ability to build rapport and influence stakeholders at all levels.
- Strong leadership qualities, with the ability to motivate and manage internal and external teams effectively.
- In-depth knowledge of building regulations, technical specifications, and contract types.
- Proficiency in relevant project management and estimating software.
