Key Responsibilities
Maintain close liaison and a collaborative working relationship with the client, ensuring satisfaction with the service provided.
Operate all building systems in a competent, effective, and efficient manner.
Issue relevant permits in line with the Safe System of Work procedures.
Complete all Planned Preventative Maintenance (PPM) and reactive tasks; ensure timely updates to the maintenance system.
Conduct daily building tours, reporting and/or repairing any defects via the landlord or helpdesk as appropriate.
Identify and request necessary materials in a timely manner to avoid delays.
Compile and submit comprehensive monthly maintenance reports.
Adhere to statutory and company-specific health, safety, and environmental policies and regulations.
Ensure timely completion and accurate recording of statutory inspections, including fire safety and water hygiene logs.
Supervise specialist contractors, monitor work performance and standards, and carry out internal audits where applicable.
Review and sign off Specialist Service Provider worksheets; inspect the quality of work and follow up on any recommendations.
Take responsibility for escalating critical incidents and compiling detailed incident reports within required timescales, in coordination with the Contract Manager.
Maintain high standards of housekeeping in plant rooms, workshops, stores, and rest/changing areas.
Qualifications & Experience
Proven experience in a similar supervisory role within building maintenance or facilities management.
Recognised technical qualifications (e.g. City & Guilds, NVQ, or equivalent in electrical engineering).
Good understanding of statutory compliance (e.g. Health & Safety at Work Act, L8, Fire Safety Order).
Strong computer literacy for logging works and reporting (e.g. CAFM systems).
Excellent communication and interpersonal skills, particularly in client-facing scenarios.
