We are seeking a highly competent and motivated Multi-Skilled Building Services Maintenance Engineer to join our client's team in London. The ideal candidate will be a proactive problem-solver with a strong background in both mechanical and electrical systems. This role is perfect for someone who is either fully qualified electrically or mechanically and has a solid working knowledge of the other discipline. You will be responsible for ensuring the operational efficiency and safety of a commercial building through a combination of planned preventative maintenance (PPM) and reactive repairs.
Key Responsibilities
HVAC Systems: Perform routine inspections, filter changes, belt replacements, motor lubrication, and operational checks on Air Handling Units (AHUs), Fan Coil Units (FCUs), and extract fans.
Heating & Cooling: Diagnose and repair faults on commercial boilers, calorifiers, heat exchangers, and associated chilled and hot water systems.
Pumps & Water Systems: Maintain and repair various pumps (heating, chilled water, boost water), expansion vessels, and pressurisation units.
Plumbing & Drainage: Respond to leaks, blockages, and general plumbing issues.
Power & Distribution: Conduct routine checks and fault-finding on power distribution systems, lighting circuits, switchgear, and control panels.
Lighting: Execute maintenance on general and emergency lighting, including diagnostics and repairs of faulty components.
Testing & Inspection: Perform visual inspections and basic testing to ensure compliance with relevant electrical regulations.
General Electrics: Carry out minor electrical installations and repairs as required.
Manage a Computerised Maintenance Management System (CMMS) to accurately log all PPM and reactive tasks.
Liaise professionally with clients, contractors, and building occupants.
Adhere strictly to health and safety regulations and site-specific procedures, including Safe Systems of Work (SSOW).
Supervise specialist subcontractors during their work on site.
About You
A formal qualification at NVQ Level 3 or equivalent in either Mechanical or Electrical Engineering.
Strong fault-finding and problem-solving skills across a range of building services.
- Excellent communication skills and a customer-focused approach.
- A proactive and adaptable attitude, with the ability to manage your own workload effectively.
Basic IT skills for using maintenance management software.
