The Opportunity
We are seeking a high-calibre Commercial Manager to join a leading global infrastructure and facilities management organization. This role is based within our Building Services division, where we are dedicated to maintaining safe, healthy, and efficient learning environments across a regional portfolio of schools, colleges, and universities.
As a Commercial Manager, you will be the guardian of financial governance for your portfolio. You will work at the intersection of finance and operations, ensuring that our multi-service delivery-including M&E, cleaning, catering, and grounds maintenance-is commercially robust, risk-aware, and aligned with our long-term social value goals.
Key Responsibilities
Financial Governance & Reporting
CVR & Forecasting: Drive the financial lifecycle of the portfolio by producing accurate month-end Cost Value Reconciliations (CVR) and detailed financial forecasts.
Cost Management: Take ownership of cost recovery, commercial entitlements, and budget management to ensure the contract remains profitable and compliant with internal guidance.
Risk & Opportunity: Proactively identify, quantify, and manage commercial risks while mapping out opportunities for revenue growth and process efficiency.
Commercial Leadership & Strategy
Strategic Advisory: Act as a key business partner to the operational teams and Senior Commercial Manager, providing robust advice on contractual obligations and commercial matters.
Process Improvement: Continuously evaluate and improve commercial workflows to ensure we meet and exceed all contractual deliverables and performance targets.
Supply Chain Integrity: Manage the commercial relationship with our supply chain, ensuring strict adherence to prompt payment targets and ethical procurement standards.
Stakeholder & Client Engagement
Client Negotiations: Lead commercial negotiations and settlements with client representatives, ensuring transparent and professional relationship management.
Benchmarking: Conduct regular benchmarking and market testing exercises to ensure our service delivery remains competitive and offers maximum value for money.
Mentorship: Foster a culture of commercial awareness by mentoring and developing junior team members within the commercial function.
Candidate Requirements
Experience & Technical Skills
FM Sector Expertise: Proven experience in a commercial or financial management role specifically within the Facilities Management or Building Services sector.
Systems Proficiency: Strong working knowledge of CAFM (Computer-Aided Facilities Management) systems and large-scale ERP/Financial software (e.g., Oracle).
Financial Modelling: Expert ability in forecast modelling, data analysis, and quantifying complex commercial variables.
Contractual Knowledge: A deep understanding of FM contract structures and the ability to interpret complex legal and commercial requirements.

Analytical Mindset: A detail-oriented professional who can spot trends in data and translate them into actionable business insights.
Communication: Exceptional negotiation and interpersonal skills, with the ability to influence stakeholders at all levels.
