- Hours: Monday to Friday, Optional Times (6:00 AM - 3:00 PM / 7:00 AM - 4:00 PM / 8:00 AM - 5:00 PM)
We are seeking a highly skilled and proactive Lead Mechanical Maintenance Engineer to manage the mechanical building services at a large industrial site in North West London. This role is ideal for a mechanically-biased engineer who is not only technically competent but also has a strong understanding of back-office duties. You will be responsible for ensuring the operational efficiency and safety of all mechanical plant and equipment.
Key Responsibilities
Lead all mechanical PPM and reactive maintenance activities on a diverse range of industrial equipment and building services.
HVAC Systems: Perform routine inspections, filter changes, belt tensioning, motor lubrication, and operational checks on industrial-scale Air Handling Units (AHUs), Fan Coil Units (FCUs), and extract systems.
Pumps & Water Systems: Maintain and repair various pump systems (e.g., heating, chilled water, boost water, drainage), expansion vessels, and pressurisation units.
Heating & Cooling: Diagnose and repair faults on commercial boilers, calorifiers, heat exchangers, and associated chilled and hot water systems.
General Mechanical: Undertake general repairs and maintenance on plumbing, pipework, drainage systems, and basic building fabric elements.
Electrical Duties (Basic): Conduct basic electrical fault-finding and carry out minor electrical repairs on mechanical control panels where competent.
Leadership & Administration:
Supervise and Coordinate: Oversee and coordinate the work of specialist sub-contractors, ensuring all works are completed safely and to the required standard.
Client Liaison: Act as the main point of contact for client representatives regarding mechanical maintenance issues, providing professional and timely updates.
Documentation & Reporting: Manage the Computerised Maintenance Management System (CMMS), ensuring all PPM and reactive tasks are logged accurately. Provide detailed reports on maintenance activities, incidents, and equipment status.
Compliance: Ensure all work is carried out in strict adherence to health and safety regulations and Safe Systems of Work (SSOW).
Candidate Profile
Qualifications: A formal qualification at NVQ Level 3 or equivalent in Mechanical Engineering is essential. Additional electrical qualifications (e.g., 18th Edition) are highly desirable.
Experience: A minimum of 5 years of experience in a similar multi-skilled mechanical maintenance role, preferably within a large industrial or commercial environment.
Skills: Strong fault-finding and problem-solving skills, excellent communication, and a proactive, organised approach to work.
Technical Knowledge: A solid understanding of HVAC, plumbing, heating, and cooling systems.
Software Proficiency: Competence in using a CMMS and other basic IT systems for reporting.
