The Community Manager holds overall operational and commercial accountability for the asset. This role oversees on-site operations, team leadership, financial management, and resident engagement to achieve budgeted performance goals, maintain occupancy, and ensure a high standard of living for all residents.
Key Responsibilities
Operational & Site Leadership
- Oversee day-to-day building operations, ensuring the physical environment, grounds, and amenities meet high standards of safety, cleanliness, and maintenance.
- Lead, direct, and develop on-site staff, fostering a collaborative and high-performing team culture.
- Conduct regular site walkabouts and building audits to proactively identify maintenance needs or operational improvements.
- Manage planned and reactive maintenance, work order processing, and major refurbishment schedules alongside internal engineering teams and external contractors.
Commercial & Financial Management
- Manage the asset's financial performance, attending regular P&L reviews and managing operational expenditure against agreed budgets.
- Formulate and manage annual operating budgets, commercial forecasting, and revenue variance reporting for asset stakeholders.
- Oversee financial workflows, including raising Purchase Orders (POs), approving invoices, and tracking vendor performance.
- Optimize site yield and net operating income (NOI) through dynamic rate recommendations and arrears management.
Sales, Leasing & Marketing
- Partner with marketing leads to implement localized leasing strategies and promotional campaigns based on regional market trends.
- Monitor lease expirations, tenancy renewals, and unit availability to minimize void periods and maintain target occupancy.
- Oversee on-site lettings activities, ensuring smooth move-in/move-out processes and compliance with tenancy regulations.
Resident Relations & Community Building
- Act as the primary escalation point for resident concerns, driving high levels of resident satisfaction and retention.
- Coordinate community events, resident communications, and local engagement initiatives to enhance overall resident experience.
- Manage tenancy processes, including periodic apartment inspections, rent collection procedures, and statutory notices.
Health, Safety & Compliance
- Ensure site operations comply with statutory UK housing legislation, landlord/tenant law, and Health & Safety regulations.
- Drive site safety culture by managing risk assessments, compliance logging, and emergency incident reporting systems.
Person Specification & Requirements
- Experience: Proven experience managing operations, driving leasing performance, and holding P&L/budgetary accountability within the residential property sector (Build-to-Rent, PBSA, or mixed-use management).
- Leadership: Demonstrated ability to recruit, lead, and develop on-site teams and contractors.
- Knowledge: In-depth understanding of UK Landlord & Tenant legislation and Health & Safety standards (IOSH or NEBOSH desirable).
- Systems: Proficient in standard property management software/CRMs and MS Office (Excel, Word, Outlook).
- Skills: Strong numerical skills, commercial acumen, and excellent written and verbal communication abilities.
