The Vegner Group is a property service group established in 1991. With over 30 years' experience the business specialises in the management of blocks of flats and offers other related services such as insurance broking, lettings management, surveying, company secretarial and the provision of concierge staff. The group has revenues of approximately £42m, and has over 550 employees, 100 of which are based at clients' buildings. We also administer the employment (payroll and HR support) for a further 150-200 staff employed directly by our clients.
Headquartered in Richmond the group operates from 18 locations across England. The highest concentration of staff is in the Southeast of England.

Role Purpose
The operational lead for Property Management branches within area of responsibility. A leader who can drive revenue growth whilst ensuring a 1st Class Service is offered to our clients.
Directs and coordinates the internal structure of an organisation based on company policies, goals, and objectives to ensure an efficient working environment and that deadlines are met consistently.
A Director of Property may be the one to suggest and outline these goals and objectives.
Primary Responsibilities
Leadership & Organisational Oversight | Provide senior leadership and direct line management to Branch Managers and Heads of Property Management across the Group. Structure and oversee the operational remit based on scale, risk profile, and commercial complexity rather than purely geographic considerations.
Standardisation & Operating Model Delivery | Drive the consistent implementation of Vegner's operating model, ensuring that systems, processes, controls, and cultural standards are embedded across all property management teams to support scalability and performance improvement.
Regulatory Governance & Risk Management | Maintain robust governance and oversight to ensure full compliance with all relevant regulatory and legislative requirements, including RICS Codes of Practice, ARMA-Q, Landlord & Tenant legislation, and FCA obligations. Proactively identify and mitigate operational, regulatory, and reputational risk.
Client Outcomes & Contractual Performance | Ensure delivery of a high-quality, contractually compliant estate and block management service across the portfolio, meeting or exceeding service level agreements for all client types, including Freeholders, RMCs, RTMs, and Developers, while safeguarding long-term client retention and value.
Financial Performance & Value Creation | Own and drive financial performance across the property management function, including revenue growth, margin improvement, cost discipline, and working capital management. Identify and implement initiatives to maximise recurring income and enhance profitability without compromising service quality.
Policy, Process & Change Management | Lead the review, development, and rollout of estate management policies, procedures, and controls across the Group, ensuring alignment with PE-backed growth objectives, operational efficiency, and audit readiness.
Cross-Functional Alignment | Work closely with central and specialist Vegner teams to ensure that shared services and inter-departmental support functions are efficient, scalable, and aligned to the needs of the operating businesses and their clients.
Talent Development & Succession Planning | Develop high-performing leadership teams through structured training, coaching, and performance management. Ensure capability, succession planning, and regulatory competence are in place to support growth and reduce key-person risk.
Performance Management & Reporting | Establish and monitor clear operational and financial KPIs, holding leaders accountable for delivery and driving corrective action where performance falls below expectation. Contribute to management reporting and insight for senior leadership and investors as required.
Growth, Integration & Transformation | Support organic growth and acquisition activity by integrating new portfolios, teams, or businesses into the Group operating model, ensuring consistency, control, and value realisation in line with private equity investment objectives.

- An advanced understanding of Residential Property Management and current legislation.
