Position Overview
We are seeking an experienced, client-facing Electrical Bias Maintenance Engineer to join our building services team on a foot mobile basis across a corporate portfolio in Central London and the City of London.
You will be responsible for executing planned preventative maintenance (PPM) and reactive fault finding across prestigious commercial office buildings, banking sector headquarters, and multi-tenanted corporate properties. Traveling via public transport with a fully funded Zones 1-2 Travelcard, you will manage your daily schedule using tablet technology to log, update, and sign off works to strict SLAs.
Key Responsibilities
Electrical & Hard FM Delivery
- Carry out planned preventative maintenance (PPM) and reactive repairs across electrical plant, emergency lighting systems, power distribution (3-phase), distribution boards, and lighting controls.
- Perform complex electrical fault finding, emergency testing, lamp/ballast replacements, and minor electrical installation works.
- Carry out basic cross-trade maintenance across mechanical and fabric systems, including monitoring Air Handling Units (AHUs), Fan Coil Units (FCUs), pumps, motors, and BMS parameters.
- Respond promptly to tenant request calls, emergency P1 reactive outages, and plant failures.
Compliance & Asset Management
- Complete and maintain up-to-date site logbooks, statutory test sheets, and asset registers.
- Utilize handheld PDA/tablet technology to manage work orders, update job status in real time, and log completed work sheets.
- Escort and supervise specialist external sub-contractors, ensuring works comply with site RAMS, Permits to Work (PTW), and Health & Safety regulations.
- Identify operational risks, recommend spare parts, and log additional works for client quotation.
Client & Portfolio Interaction
- Serve as the primary technical contact across your assigned commercial sites, maintaining professional relationships with Building Managers, Tenants, and FM leads.
- Communicate technical updates clearly to both technical and non-technical stakeholders.
Person Specification & Qualifications
Essential Qualifications
- City & Guilds Level 3 in Electrical Installation / Electro-technical Technology (or NVQ Level 3 equivalent).
- 18th Edition Wiring Regulations (BS 7671).
- Demonstrable post-qualification experience within commercial building services / FM environments.
Desirable Certifications
- City & Guilds 2391 (or 2394/2395) Inspection & Testing.
- IOSH Managing Safely / Working Safely.
- L8 Legionella Awareness.
- IPAF / PASMA cards.
Skills & Personal Attributes
- Strong fault-finding ability across 3-phase power distribution, control panels, and commercial lighting control systems.
- Comfortable traveling on foot/tube across Central and City of London on a daily basis.
- Multi-skilled mindset with basic competence in mechanical plant (FCUs/AHUs) and general building maintenance.
- Professional appearance with excellent client-facing communication skills.
Package & Benefits
- Base Salary: £45,000 - £47,000 per annum dependent on experience
