The Opportunity
We are seeking a highly skilled and professional Lead Engineer to take technical ownership of a flagship commercial tenant contract in Central London.
This is a unique hybrid position designed for an experienced engineer looking to transition into leadership. The role offers an exact 50/50 split between hands-on engineering ("on the tools") and technical administration. You will act as the key link between our client's on-site facilities team and our back-office operations, maintaining a high-spec corporate workspace for a premium blue-chip tenant.
The Role
As the Lead Engineer, you will split your time evenly between delivering high-level electrical maintenance and managing the operational admin, compliance, and client relationships for the contract.
Key Responsibilities:
Technical Service Delivery (50% Hands-On)
Electrical Maintenance: Personally execute planned preventative maintenance (PPM) and reactive repairs on low-voltage distribution, emergency lighting, small power, and automated lighting control systems (e.g., DALI/Lutron).
HVAC & Building Services: Carry out first-line fault-finding and maintenance on mechanical plant including fan coil units (FCUs), air handling units (AHUs), and localized plumbing systems.
Rapid Fault Diagnosis: Act as the primary on-site technical responder to major electrical faults or power failures, delivering first-time-fix solutions to protect tenant operations.
Subcontractor Escorting: Supervise on-site activities of specialist subcontractors, ensuring works align with safe systems of work and technical standards.
Technical Administration & Governance (50% Desk-Based)
Compliance & Logbooks: Take full ownership of the site technical compliance folders, keeping water hygiene (L8), emergency lighting, and electrical test logbooks in an immaculate, audit-ready state.
CAFM Management: Manage the allocation, tracking, and timely closure of all PPM and reactive work tickets via the CAFM tablet system.
Client & Tenant Liaison: Serve as the professional, day-to-day technical representative on-site, attending progress meetings and updating tenant facilities managers on ongoing works.
RAMS & Permits: Author, review, and approve high-risk Risk Assessments and Method Statements (RAMS) and manage the site's Permit to Work system.
Quoting & Extra Works: Identify building improvements and lifecycle risks, compiling accurate technical specifications and labor/materials quotes to support small project works.
What We Are Looking For

Technical Requirements:
Qualifications: Minimum NVQ Level 3 (or City & Guilds equivalent) in Electrical Engineering.
Experience: Proven background working in high-end commercial office or corporate tenant environments in Central London.
Compliance Knowledge: Practical understanding of building services legislation, statutory maintenance standards (SFG20), and ACoP L8 water hygiene.
IT Literacy: Highly proficient in the use of modern CAFM systems (e.g., Concept, Maximo) and Microsoft Office.
Professional Attributes:
Hybrid Skillset: Comfortable shifting seamlessly from hands-on diagnostic work to administrative tasks, client reporting, and quotation drafting.
Communication: Exceptional verbal and written English skills, with the ability to explain complex engineering challenges to non-technical corporate clients.
