- Multi-Skilled Support: Execute general building services tasks with equal care, including domestic water monitoring, basic electrical repairs, lamp/ballast replacements, emergency lighting function tests, and minor fabric touch-ups.
2. Statutory Compliance, Health & Safety
- 100% Audit Readiness: Hold personal accountability for maintaining the building's physical and digital compliance logbooks in pristine, audit-ready condition at all times (including ACoP L8 water hygiene, F-Gas registers, emergency lighting, fixed wiring, and fire alarm routines).
- Safe Systems of Work (SSoW): Author, review, challenge, and enforce dynamic Risk Assessments and Method Statements (RAMS) for all site activities, championing an uncompromising safety-first culture.
- Safe Isolations & Permitting: Manage and govern the site Permit to Work (PTW) system, personally conducting safe isolations (LOTO) for high-risk electrical, pressure, or mechanical interventions.
3. Specialist Supply Chain & Contractor Governance
- Subcontractor Management: Act as the primary technical point of contact for third-party specialist service partners attending site (e.g. chiller major overhauls, water treatment chemists, lift maintenance, fire suppression engineers, acoustic engineers).
- Induction & Verification: Carry out strict site inductions, verify contractor competencies and insurances, inspect tool safety, issue permits, and escort technicians in critical plant rooms.
- Handover & Quality Control: Perform thorough post-works inspections to challenge substandard workmanship and ensure full operational sign-off before approving service job sheets.
