Working Hours: Monday to Friday, 08:00 - 17:00
Salary: £45,000 - £47,000 per annum + Fully Funded TfL Travelcard + Overtime
Annual Leave: 28 Days Paid Annual Leave + Bank Holidays
Position Overview
We are recruiting a client-facing Mechanical Bias Maintenance Engineer to join our building services team on a foot mobile basis across a corporate commercial portfolio in Central London and the City of London.
Key Responsibilities
Mechanical & HVAC Systems Maintenance
- Execute planned preventative maintenance (PPM) and reactive repairs across mechanical plant, including Air Handling Units (AHUs), Fan Coil Units (FCUs), pumps, motors, heat exchangers, and cooling towers.
- Perform fault finding and repair on pressurization units, expansion vessels, pipework, valves, and commercial plumbing/sanitary systems.
- Monitor, adjust, and optimize building parameters using Building Management Systems (BMS).
- Carry out basic cross-trade electrical and fabric maintenance, such as lamp/ballast changes, emergency light testing, and basic power resets.
Statutory Compliance & Contractor Oversight
- Carry out water hygiene tasks in line with L8 / ACoP guidelines, including temperature monitoring, flushing, and showerhead descaling.
- Maintain accurate site logbooks, statutory maintenance records, and asset management documentation.
- Utilize handheld PDA/tablet technology to manage work orders, update job statuses in real time, and process parts requests.
- Escort, supervise, and review specialist external sub-contractors, ensuring compliance with site RAMS, Permits to Work (PTW), and Health & Safety procedures.
Client & Site Management
- Act as the key technical point of contact for Building Managers, Tenants, and FM leads across your assigned sites.
- Respond promptly to urgent tenant requests and Priority 1 (P1) mechanical outages.
Person Specification & Qualifications
Essential Qualifications & Experience
- City & Guilds / NVQ Level 2 in Mechanical Engineering, Heating & Ventilation, or Plumbing.
- Demonstrable post-qualification experience within commercial building services / FM environments.
- In-depth understanding of AHU/FCU maintenance, pump overhauls, belt changes, and valve replacements.
Skills & Personal Attributes
- Strong mechanical fault-finding capability on complex HVAC and commercial public health systems.
- Comfortable traveling on foot and via the TfL tube/bus network across Central and City London daily.
- Excellent client-facing skills, professional presentation, and strong verbal/written communication.
