The Opportunity
We are seeking a technically proficient Mechanical Maintenance Engineer with multi-skilled capabilities to join the resident team at a prestigious, high-spec commercial development in Central London.
Our client is a privately owned, independent building services specialist renowned for maintaining some of the capital's most high-profile corporate environments. Built on a foundation of professional pride and engineering excellence, we manage pristine, showroom-standard plant rooms. This role is perfect for a qualified mechanical or plumbing specialist who takes pride in their workmanship, excels in client-facing environments, and is keen to apply or develop basic electrical troubleshooting skills alongside their primary mechanical duties.
The Role
Working as part of a high-performing resident engineering team, you will take daily responsibility for the Planned Preventative Maintenance (PPM) and reactive repairs across the building's mechanical, HVAC, public health, and basic electrical systems.
Key Responsibilities:
Mechanical & HVAC Maintenance (Primary Focus)
Plant Operations: Execute routine PPMs and rapid reactive repairs across a wide range of mechanical plant, including high-volume Air Handling Units (AHUs), Fan Coil Units (FCUs), pressurisation units, and water booster sets.
HVAC Troubleshooting: Diagnose faults and perform repairs on low-temperature hot water (LTHW) and chilled water systems, including commercial pump overhauls, valve replacements, and pipework modifications.
Water Hygiene: Deliver statutory water hygiene tasks in strict accordance with ACoP L8 regulations, including temperature monitoring, showerhead disinfection, and flushing regimes.
Plant Room Standards: Take personal ownership of assigned plant rooms, keeping them clean, safe, and representative of the company's elite engineering standards.
Electrical & Multi-Skilled Support (Secondary Focus)
Basic Electrical Systems: Support the wider team with minor electrical task delivery, including basic fault-finding, lamp replacements, emergency lighting tests, and safe isolation (LOTO) protocols.
Fabric Maintenance: Carry out minor fabric repairs and commercial plumbing tasks as required to maintain the building's common areas and tenant spaces in immaculate condition.
Technical Administration & Safety
CAFM Logging: Utilise the CAFM system via a modern tablet to receive, update, and close out work orders with precise asset details and maintenance records.
Subcontractor Supervision: Escort, supervise, and audit specialist subcontractors on-site, verifying that all works align with site-specific RAMS and safety protocols.
What We Are Looking For
Qualifications: Minimum NVQ Level 3 (or City & Guilds equivalent) in a Mechanical Engineering, Plumbing, or Heating & Ventilation discipline.
Basic Electrical Competence: A strong practical understanding of basic electrical systems is highly desired (e.g., C&G 17th/18th Edition or basic electrical fault-finding experience is a major advantage).
Experience: Proven experience working within high-end corporate offices, Landlord-managed environments, or high-rise building portfolios.
Presentation & Mindset: Exceptionally well-presented with a polished, customer-first approach suitable for interacting with corporate clients and tenants.
